How We Work Architectural design is a dynamic process that involves both you and your architect. When you work with Berkowitz Design, we will guide you through this process, tailoring each phase to your project’s special needs. The decisions made at each step will set the direction for the phase that follows. Schematic Design During this first phase, we work with you to determine your design requirements and to develop one or more options that address them. Along the way, we’ll show you preliminary sketches of plans and elevations as needed. Schematic design is complete when you have selected a plan for your project. If you’d like, we can also assemble a preliminary construction estimate at this phase. Design Development Next, we take the schematic design and begin adding the details needed to make the project a reality. We begin selecting windows, fixtures, lighting and other items that are compatible with your space and design requirements. We then share our progress with you in a review meeting to make sure the design still meets your goals, making minor adjustments as needed. On smaller scale projects, this phase is sometimes combined with the Construction Document phase. Construction Documents Once you’ve approved our Design Development documents, we prepare final working drawings and specifications, adding the details your contractor will need to construct the project. You will need these documents to bid or negotiate the construction costs and to obtain any necessary building permits. Bidding and Negotiation If you wish, we will manage the bidding process for you. To help ensure you receive fair and accurate bids from qualified contractors, we prepare bidding forms and conduct bid analysis, and provide any clarifications needed during negotiation of the contract. Construction Administration During construction, we make regular visits to the site. If unforeseen or hidden conditions arise, we will prepare additional details to address them. We administer the construction contract, documenting changes to the project scope and cost throughout construction.
